RICHARDSON, TX-Integrated Telecom Solutions, based in Dallas, has signed for 15,000 sf of sublease space in a class A building in Richardson’s Telecom Corridor. A Sept. 1 move-in is planned for the Palisades Central II office tower, situated at 2435 N. Central Expressway.

Scott Jessen, principal of Dallas-based Morse Co., tells that his client has signed a 67-month pact for an entire floor in one of two towers in the glass-and-granite complex, owned by Ft. Worth-based Crescent Real Estate Equities Co. Pat O’Keefe of CB Richard Ellis’ Dallas office represented epicRealm, which has subleased part of its estimated 70,000-sf corporate headquarters site. EpicRealm was founded in November 1995 and provides infrastructure for the deployment of Web enterprise applications.

ITS will be relocating from about 7,500 sf at a single-story tech building located along Commerce Drive. The current office market conditions, says Jessen, has made it possible for ITS to move up to a class A office building and grab more space in the process. “They wanted to upgrade and take advantage of the office situation. They’re in the evolution of growing so they wanted to take that next step,” he says.
