DALLAS-A Dallas site search of a half dozen properties has Sears, Roebuck and Co. staying put as the lead tenant in Two Energy Tower, situated at 4849 Greenville Ave.

The retailer uses the 74,158 sf in the 355,869-sf tower for its accounts payable center. Greg Biggs, senior vice president and branch manager of New York City-headquartered Julien J. Studley Inc.’s Dallas office, John Goodman, executive vice president, and John Conerty, senior managing director of Studley’s Chicago office, represented Sears in the long-term renewal and lease restructuring. “The location worked for Sears. We looked at the marketplace and determined that the renewal was the best fit for Sears,” Biggs tells GlobeSt.com. The official statement is that Sears managed to “affect a significant savings over existing terms.”

Debbie Boles, leasing agent for Toronto-based asset manager Kolter Property Management, handled talks for the building owner, Fulcrum Energy II. The 16-floor tower was built in 1980 and renovated in 1995. With Sears staying in place, the tower remains 85% occupied, says Boles.

In another major metroplex coup, Hillwood has snared the district office of Pitney Bowes Inc., a world leader in integrated mail and document management solutions. The Stamford. CT-based firm has taken 7,041-sf of office space for its Global Mailing Systems at Commerce Center 14, located at 2301 Eagle Parkway in Ft. Worth’s section of the AllianceTexas corridor.

In addition to Dallas-Ft. Worth customers, the office will service Waco, Amarillo and Lubbock area clients. Pitney Bowes will share a building occupied by AT&T and ATC Logistics.

A TIG Real Estate Services’ lease puts Nouveau Technologies LP into 5,547 sf of office space at 2270 Spring Lake in Farmers Branch. Helen Hudson of Dallas-based TIG represented the building owner, Fenway Partners LP. Joe Dove of Grubb & Ellis Co.’s Dallas office acted on the tenant’s behalf.
