HOUSTON-United Recovery Systems has the ceremonial groundbreaking behind it and now will watch a 76,000-sf corporate headquarters rise from the ground at 5800 N. Course in Houston’s far southwest submarket.

The firm’s CEO Doug Schultz tells GlobeSt.com that the building project brings United Recovery closer to employees’ homes. The Houston-based firm, a credit outsourcing or collections service, undertook the project because it wanted an owner-occupied building, with specialized components and high-density parking.

John Silberman, co-managing principal of NAI Partners Commercial in Houston, brokered the land sale and helped with the project’s development. He says Schultz couldn’t find what he was looking for in the market so opted for land and a build-to-suit.

The parking lot will have a 10 per 1,000 ratio while most office buildings have only a four to 1,000 ratio, he says. Silberman says the design of the single-story office building is a classic, state-of-the-art, call center facility.

The building site is situated near the intersection of Harwin and the Sam Houston Tollway in Oak Park, a master-planned park ready-equipped with utilities and streets. Oak Park also plays host to several high-profile companies, including Jacobs Engineering Group, MI Drilling Fluids and Halliburton Co. Silberman says Halliburton is planning to consolidate and build a one million sf building in the process.

The Partners Commercial Realty group of companies, which includes NAI Partners Commercial and Partners Project Management, will provide turnkey services for the project. Richard Sharp, Partners’ director of facility management, is the project manager and relocation, when it’s time.

The building will deliver at the end of May 2002. Houston-based companies Reh Burwell Partners is the architect and D.E. Harvey Builders, the general contractor. United Recovery also has a Tulsa, OK office.
