PLANO, TX-Two office renewals, valued at more than $2 million, take San Diego-based Shidler Group’s Atrium at Collin Ridge in Plano to 89% occupancy.

Consumer Plumbing Recovery Center has inked a three-year pact, carrying a value of slightly more than $1.2 million, for 17,118 sf in the 235,058-sf office building, situated at 500 N. Central Expressway. The tenant is a quasi-government entity set up to settle claims from changes in the use of polybutylene pipe, Brigham Black, Shidler’s leasing director, tells GlobeSt.com. Primary funding groups of the recovery center are Shell Chemical Co., Hoechst Celanese Corp. and E.I. DuPont de Meumours & Co., according to Black. The recovery center has been a tenant since 1992.

Rodney Helm, vice president of leasing and management for Jones Lang LaSalle’s Dallas office, is Shidler’s on-site representative at the Atrium and negotiated the leases. Recovery center officials acted on the operation’s behalf.

In a 7,198-sf renewal, Dallas Computer Services Inc. has signed for five years, a move that adds 1,100 sf of office space, says Black. A tenant since 1994, Dallas Computer’s lease is valued at $824,000. Negotiating for the tenant was Mari Barretto of Dillon Corporate Services of Dallas.

Black says talks are under with other tenant prospects, but no closing dates have been assigned. The Shidler holding, bought in 1999 and built in the mid-1980s, is commanding a $24 per sf, full-service rate. “We realize there’s a lot of sublease space available, but our current tenants like the building,” Black says. As for the rate, “we’re getting it,” he adds. The Atrium’s lead tenant is PFS Web, which occupies 65,000 sf.
