NEW YORK CITY-Two San Francisco-based tech companies specializing in healthcare software have leased space in or near Philadelphia for a combined total of 69,880 sf. One specializes in Internet-based care-management tools and the other is a provider of information systems for healthcare providers.

CareScience, a biotechnology-software firm that provides Web-based technology for care management, clinical analysis and data exchange, has taken a full floor at 3600 market Street, an eight-story building in Philadelphia’s two million-sf University Science Center. Located on the Avenue of Technology, the Science Center is the nation’s first urban research park.

Cushman & Wakefield Pennsylvania represented both parties in the transaction. Wayne Hunt and William Finnegan of acted on behalf of CareScience. Paul Garvey and Roger McManimon are exclusive leasing agents for the University Science Center.

According to Garvey, the 10-year deal represents both an expansion and a consolidation for CareScience. “They were already a tenant at the Science Center,” Garvey tells GlobeSt.com. “They leased about 5,000 sf from C&W and approximately 5,000 sf in two other locations.” The company has now combined the three operations into the 21,806-sf Science Center space, Garvey says.

In a separate transaction, Alpharetta, GA-based McKesson Information Solutions has renewed its 48,074-sf lease at 5 Country View Road in the Great Valley Corporate Center located in Malvern, 25 miles outside Philadelphia. A global subsidiary of San Francisco-based McKesson Corp., the firm specializes in information-systems software for the healthcare industry. Terms of the deal were not disclosed.

Jeffrey Barker and Kim Finnerty of Cushman & Wakefield of Pennsylvania and Travis Jackson and Christopher White of Cushman & Wakefield Georgia brokered the deal for McKesson and building owner Liberty Property Trust was self-represented.
