HOUSTON-Houston-based Trammell Crow Co. and Crow Holdings Industrial Trust are coming out of the ground with a 197,800-sf spec project, the first of seven buildings planned for northwest Houston.

The 75-acre Cole Creek Business Park at full build-out can accommodate 900,000 sf. It’s located at the intersection of West Little York and Fairbanks North Houston.

“We are specifically targeting distribution tenants seeking a high-quality, controlled business park environment,” Jim Casey, Trammell Crow’s managing director, tells “This location near the intersection of Highway 290 and the Sam Houston Tollway, provides great access to all portions of west and north Houston.” Already in place is a 15-acre, 300,000-sf distribution facility for Victory Packaging.

Casey says the controlled environment relates to deed restrictions, architectural and landscape continuity. The tilt-wall buildings will have 30-foot clear heights, an ESFR sprinkler system and 130-foot truck courts. Stone accents and curtain wall glass give an “upgraded look from the typical distribution facility,” he says.

Powers Brown Architects designed the project and Rosenberger Workman Construction Co. has landed the general contractor’s award. The 197,800-sf building, which just broke ground, will deliver in February 2002.

Casey says concern about unanswered economic conditions, including Compaq Computers’ buyout, means proceeding cautiously, building one structure at a time. But, he adds, the northwest industrial submarket is the most diversified of any in the city and Compaq’s presence doesn’t dominate the market. Casey feels the flexible building designs will attract a diversified mix of users.
