COSTA MESA, CA-The City Council here has set an Oct. 15 date to consider development giant C.J. Segerstrom & Sons’ controversial plans to build a 93-acre mixed-use project on one of the area’s relatively few remaining patches of agricultural land.

The parcel is bounded by the San Diego (405) Freeway, Sunflower Avenue, Fairview Road and Harbor Boulevard. It is currently used to grow lima beans.

Privately held C.J. Segerstrom, one of Orange County’s largest developers, wants the site for a project it would call Home Ranch. It would include office, industrial and retail space and also 192 single-family homes.

The local Planning Commission approved the project earlier this week and sent it to the City Council for a final vote. As part of the plan, Segerstrom would be required to provide a $2-million endowment for schools in the area and also would make several traffic improvements.

Some local residents oppose the project, saying there isn’t enough open space left in the area. Others have questioned the need for adding more commercial office at a time when demand is slowing, and still others have said the housing component should include at least some rentals or townhomes to ease the region’s affordable-housing crisis.
