SCOTTSDALE, AZ-Fender Musical Instruments Corp., one of the world’s most well-known guitar makers, has relocated its corporate headquarters into 55,000 sf of a newly built office project, totaling 69,500 sf, on an Indian reservation near Scottsdale.

The firm’s headquarters is located in phase III of the Chaparral Business Center, which is located north of Chaparral Road between the Pima Freeway section of Loop 101 and Pima Road, directly east of Scottsdale. Fender is relocating from 7975 N. Hayden Rd., which is about three miles north of the Chaparral center.

The Salt River Pima-Maricopa Indian Community owns the office park and has been using some of its money from a casino to develop other commercial projects on its land. Kitchell Corp. is the park’s development manager and design-builder.

Tenants are attracted to the new office space on the reservations for the same reasons they lease in nearby Scottsdale. It’s near major highways, relatively centrally located among all the suburbs and has plenty of amenities positioned within a few miles.

The 25-acre Chaparral Business Center’s phase I, a 50,000-sf building, was completed in October 1999 and is fully leased. Phase II, completed in May of 2000, is an 85,000-sf, three-story, class A office building and is 96% leased. Tenants include Nextel Communications, Phoenix Cement and Wireless Communications.

Kitchell also is the development manager and design/builder for the fourth phase, a 74,000-sf office building now in the design phase. It is expected to break ground in early 2002. Wyatt-Rhodes was the architect for Phase I; Cornoyer-Hedrick, architect for Phases II and III; and Butler Design Group, architect for the fourth building.
