DALLAS-The General Services Administration is taking 22,834 sf in a 10-year lease at the Twin Towers, positioned at 8585 N. Stemmons Freeway in Dallas. The pact is valued at nearly $4.3 million, says the owner, Shidler Group of San Diego.

Brigham Black, Shidler’s leasing director, says the 447,000-sf complex is now 95% leased. The GSA is prepping for a mid-November move into an full floor and 5,000 sf on another floor. Part of the space had been home to SEI Communications.

The GSA is the second federal agency lured to the office complex, also home to the immigration bureau. Jones Lang LaSalle represented the Shidler Group while Steve Beckman of Amelang Management Corp. of Dallas acted on the GSA’s behalf.

In three other leases, Henry S. Miller Commercial and Staubach Co., both Dallas based, signed tenants to 11,380 sf of retail space and 21,000 sf of industrial space. Integrated Packaging of Dallas relocated from 5100 W. Airport Freeway in Irving to 21,000 sf of office-warehouse space at 2425 Arbuckle in Dallas. Nathan Denton and Dan Spika, both of Henry S. Miller, cut the deal on behalf of building owner, B.J. Elkins. Staubach’s Brant Landry represented the tenant.

In Ft. Worth, the Tarrant Dialysis Centers LP is opening a 5,280 sf location in the Winn Dixie Northside Marketplace, situated at 1978 Ephriham St. Jim Turano of Henry S. Miller acted for the tenant while Jason Claunch of the Makens Co. handled talks for building owner, Northside Marketplace WD ’97.

Staubach vice president Brian Murphy and associate Greg Bracchi have added another location for Car Toys, which has been rolling out stores in the Dallas-Ft. Worth metroplex on a regular basis this year. The newest site to be signed is 6,000 sf at Preston Commons in the bustling suburb of Frisco.
