Oil Field Provider Boosts Kirkwood Atrium II Lease

HOUSTON-Fluids Management adds 5,500 sf to its corporate offices at the Kirkwood Atrium II in Houston's west submarket. The signing comes with a renewal of its 3,500-sf spot in the 235,961-sf suburban office building.

HOUSTON-Fluids Management has renewed a 3,500-sf lease and added another 5,500 sf for its corporate offices at Kirkwood Atrium II in west Houston. The tenant is a regional oil field service provider that specializes in drilling.

Glenna Duke of PM Realty Group’s Houston office represented property owner, Huntington Beach, CA-based Koll Bren Schreiber Realty Advisors in the lease negotiations. Koll Bren Schreiber’s Houston portfolio consists of 5.2 million sf in 50 office, retail and office-warehouse properties.

Kirkwood Atrium II is an 11-story, 235,961-sf suburban office building situated at 11767 Katy Freeway, between Kirkwood and Dairy Ashford. The Katy Freeway submarket has in excess of 15.4 million sf with a 13.6% vacancy rate. Leases in the submarket average $21.99 per sf for class A space and $16.97 per sf for class B space.
