LIVERPOOL-Speculative office development could start at Estuary, South Liverpool, by the end of the year. Intercity JIS, on behalf of development partners Speke Garston Development Company and MEPC, have submitted a planning application to Liverpool City Council for a new office building, totalling 51,324 sf on a 158-acre business park.

Work on the three-storey property could begin before Christmas, on land occupied by the original Liverpool airport at Speke Garston. This would be one of the only speculative office schemes to start in Merseyside all year.

Speke Garston Development Company chief executive Bob Lane said: ‘We are confident that occupier demand for a high quality product will ensure that this space will be signed up before completion.’

A number of occupiers, including Bank of Scotland, DHL, Powder Systems and Classic Couverture have taken pre-lets on the first phase of the park.

Simon Parker, managing director of Intercity Group, said: ‘The opportunity to speculatively develop Grade A, flexible accommodation in a flagship business park environment, which is internationally accessible and very competitively priced, will help us to secure companies who are actively seeking quality space within a short timeframe.’

The facilities for office occupiers, who already have easy access to Liverpool John Lennon airport, have been further enhanced by the adjacent 160-bed Marriott South Liverpool hotel, which opened recently at Estuary. Around 104.25 acres of land is available for new developments at Estuary, including 60 acres reserved for a major inward investor.

The business park has outline planning permission for up to 875,000 sf of business space and warehouse development in units from 21,000 sf to more than 370,000 sf.

King Sturge and Insignia Richard Ellis are letting agents for Estuary.
