SYLMAR, CA-Prudential Real Estate Investors has paid an estimated $25 million for three buildings inside the Cascades Business Park here in this San Fernando Valley community.

The park itself covers about 66 acres, near the intersection of the Golden State (5) and Foothill (210) freeways. The three concrete tilt-up buildings purchased by Prudential have a combined 367,300 sf.

The project, which was started in the late 1990s, was developed by Royal-Clark Development. It was built by Whittier-based Oltmans Construction Co.

The smallest of the three buildings—with 60,000 sf–purchased by Prudential was recently leased entirely to Brooks Automation. As reported by earlier this week, the 10-year deal is valued at $4.5 million and Brooks plan to move in next month.

A CB Richard Ellis team of Barbara Emmons, Greg Barsamian, Greg Geraci and Scott Wilcott brokered the sale to Prudential.
