HOUSTON-An industrial building sale triggered a tenant’s scramble to find another suitable location in the Southwest Freeway corridor, an area short on small-user product.

Dinh Bui purchased an 8,000-sf, single-tenant metal building at 9399 Consuela in the southwest submarket near the intersection of Southwest Freeway and Bissonett. In doing so, he displaced Division III Contractors, forcing a scramble for a new site.

Bui bought the building from the Charles A. Hartwell estate, which was represented by Chris Caudill of Grubb & Ellis Co.’s Houston office. Donnie Chang of ABC Realty Advisors in Houston acted for the buyer.

Caudill tells GlobeSt.com that the estate plans to sell most of its portfolio. This is the second structure to be sold since August. The Consuela building carried a $285,000 asking price.

Caudill says the building is a rare find because its specifically designed for a single user and is metal. The property itself is classified a hot commodity because it sits on 1 1/2 acres, prime space for coveted outside storage. Caudill says there were multiple offers on the building because demand is so great for the product type.

Caudill was tasked with finding a new spot for Division III Contractors, a Houston-based general contractor. He landed a 9,600-sf, single-user metal structure at 13404 Redfish Rd. in Stafford, a southwest suburb of Houston and not far from the Consuela location. Larry Indermuehle with Indermuehle & Co. represented Stafford building owner, Frank Scantlin, in the lease.
