HANOVER TWP, NJ-Site work has been completed for the initial structure within the new River Park Business Campus in this Morris County township. The project has been approved for a total of 750,000 sf of corporate and technology-related building space, all of which will be done on a build-to-suit basis.

“With initial site work completed, delivery time for a potential user will be just 10 months,” according to Amy Neu, president of Eden Wood Realty Co., developer of the project. “Custom facilities combined with fast delivery time are what prospective tenants are looking for right now. We will now be able to launch the second phase of construction for build-to-suit tenants while retaining the flexibility for custom office designs.”

While the aftermath of the World Trade Center disaster has forced many companies to “immediately work to address short-term leases, corporate leaders are also exploring the opportunities in Northern New Jersey,” Neu continues. She indicates that the property “is offering less-than-market rental rates.”

Among other things, the 88-acre River Park Business Campus offers immediate connection to an extensive countywide infrastructure, according to Neu, including what she terms “the most concentrated 100% survivable fiber optic ring in the state. Primarily utilized for immediate service restoration or back office transmissions, this underground cable pipeline system provides an uninterrupted fiber source from the site to Manhattan.”

The project is located near I-287 and Route 10, both burgeoning business corridors in the northern part of the Garden State. The suburban campus features some 23 acres of woodlands, protected by the county, as well as a three-acre lake and views of the Whippany River. The landscaping design incorporates a pedestrian bridge and walking and jogging paths.

Eden Wood Realty Co. is a subsidiary of Neu Holdings Corp., a privately owned company that dates back more than 50 years. The firm has developed and owns somewhere in the vicinity of 3.5 million sf of commercial and industrial space in New Jersey, Pennsylvania and California.
