PHOENIX-SW Moving Systems Inc. is unpacking and settling into a 15,887-sf warehouse-distribution spot in a 110,000-sf building owned by the Colorado-based Graebel Family Trust at 1120 N. 47th Ave. in Phoenix. The five-year lease is valued at $750,000.

SW Moving has taken space once occupied by City Express, a fulfillment and logistics provider, that went bankrupt, Tony Lydon, senior vice president for Grubb & Ellis Co. in Phoenix, tells GlobeSt.com. SW Moving was occupying about 7,000 sf in the Martin Van Buren Business Center, located at the intersection of 39th Avenue and Van Buren Street.

Lydon said SW Moving had some difficult criteria for a new spot, not often available in smaller leased sites. But the Graebel Property building in the Papago West Business Park fit the bill because it came with 30-foot clear heights, ESFR sprinkler system and a block of about 15,000 sf. The build-to-suit was constructed in 1998, with Graebel, a third-party moving and storage operation for the corporate community, planning to lease part until expansion space was needed.

Lydon and Gary Anderson, a Grubb & Ellis associate, represented the building owner. Eric Iantorno, an associate with Ross Brown in Phoenix, handled negotiations for SW Moving Systems, which performs numerous services for US Customs in international and import trade.
