GREENVILLE, SC-Nissan North America is leasing a 186,290-SF structure on 14.7 acres to house its ninth parts distribution center. The 10-year lease has an estimated aggregate value of $6.5 million based on prevailing average submarket rents of $3.50 per sf.

Nissan expects to invest $4 million in the plant which is scheduled to open in April. About 8,500 sf will be reserved for office work.

“We plan to increase United States production and sales over the next several years, creating the need for this center,” Bill Bosley, Nissan vice president/customer service, says in a prepared statement.

The plant will handle 50,000 parts numbers and use 16 shipping and receiving doors, and three drive-through doors. The center will service dealers in South and North Carolina, Virginia, eastern Tennessee and northern Georgia.

Nissan’s selection of Greenville was hailed by area development groups.

“It reassures us in these economic times that Greenville will continue to be a destination for both Japanese and automotive investment,” Dozier Brooks, chairman, Greenville County Council, says in a prepared statement.

Bill Workman, chairman, Greenville Area Development Corp. also praised Nissan for its decision. “We are very grateful that Nissan took the time to look closely at our community and decided to join hundreds of other firms that have found Greenville a fine place in which to invest,” Workman says in the same statement.

Atlanta-based Pattillo Properties, headed by Robert Patillo, is the developer. Potter-Shackelford is the general contractor. The Staubach Company and McCallum Sweeney Consulting assisted in the site selection.
