SADDLE RIVER, NJ-Kwartler Associates, based in Waldwick, NJ, has broken ground for the 105,500-sf, three-story Saddle River Executive Centre. Located at the four-way interchange of Route 17 and East Allendale Road (the address is One Route 17 South), the class A asset is expected to be ready for occupancy by next summer, according to the firm’s president, Marty Kwartler.

The new facility is being built on spec, according to Kwartler leasing director Marc S. Krieger. It’s expected to attract significant attention in a market that doesn’t have much new class A space available.

“We have been talking with several interested corporate tenants,” according to Krieger. “This is a good location for a corporate headquarters or a regional office for image-conscious tenants. We also expect significant interest from smaller companies that will appreciate what this location has to offer.”

The site is in northern Bergen County, in the northeastern corner of the Garden State. The upscale region is noted as one of the top corporate addresses in the Northeast and has a substantial roster of major companies.

Saddle River Executive Centre has floor plates from 18,300 to 42,380 sf, as well as a basement of just over 3,100 sf. A portion of the basement is available for storage.

“The T-shaped foot print offers a high ratio of perimeter glass and flexible design for both large and small space users,” according to Krieger. Other features will include covered parking, broadband telecom capability, 10 watts of power per sf for tenant use and on-site food service. The architect for Saddle River Executive Centre is Barry Poskanzer of Poskanzer Skott Architects. The general contractor is J.C. DiPiazza.

Kwartler Associates is part of the Kwartler Cos., a 25-year-old family-owned organization that provides a variety of real estate services, ranging from brokerage and management, to development and mortgage financing. Focusing on the eastern U.S., the company is involved with flex properties, corporate parks and class A office buildings, warehousing and industrial facilities, multifamily and retail properties.
