LAWRENCEVILLE, GA-Triad Properties Corp. thinks it sees a niche for the 130 acres it has purchased for an undisclosed sum at the 1,500-acre Gwinnett Progress Center, 30 miles northeast of Downtown Atlanta.

The Huntsville, AL-based developer plans to construct a $55 million, eight-building, 1.5 million-sf flex-space mini park within Gwinnett Progress Center. Triad hopes to break ground in March on the first 225,000-sf structure with completion by yearend 2002.

The property is located along GA 316 (University Parkway) near Gwinnett County Airport.

“We have planned speculative industrial development but we’ll also be working with corporate users on land sales, as well as build-to-suits,” Triad principal Thomas D. Daniel tells

Among Gwinnett Progress Center tenants are Publix Supermarkets Inc., Ricoh Electronics, Kodak and Frito-Lay.

“Triad has a track record in Atlanta, and, more specifically, in the northeast quadrant of Atlanta’s industrial market,” Daniel says. “Atlanta is growing and Athens, home of the University of Georgia is also growing and eventually the two will meet.”
