EAST HANOVER, NJ-Ceridian Corp., the Minneapolis-based human resources consulting firm, has regrouped its presence in Morris County, NJ, with its recent real estate-related activities resulting in two long-term office leases here and a new sublease availability in Montville, NJ. Cushman & Wakefield represents the firm nationally in its real estate transactions. Ceridian offers a range of HRMS, payroll, tax filing, application outsourcing, time and attendance, benefits administration and workplace effectiveness services.

In the latest transactions, Ceridian is relocating a division that provides services to small firms from 34 Maple Ave. in Montville, to 26,600 sf at Lincoln Equities’ 120 Eagle Rock Ave. in East Hanover. A second Ceridian group that handles larger companies, already occupies 24,000 sf at the latter property, and has re-upped there on a long-term basis.

“Ceridian wanted to capitalize on the synergy that exists between the two business groups,” according to Curtis Foster of Cushman & Wakefield of New Jersey, Inc., East Rutherford. Foster arranged the latest transactions, along with Peter Hamburger, Jonathan Meisel and Walter Schoenberg of the same office.

“By consolidating the offices, the company’s management will be better positioned to cross-use its talent pool,” according to Foster.The sublease opportunity comes from the 26,600 sf Ceridian will be vacating at 34 Maple Ave., which is owned by American Landmark Properties. The space is located on the first floor of the 130,000-sf, two story building, and it comes with exposed signage. The space is being currently being offered at $20 per sf, a below-market rate, with a full work letter.”The sublease also includes expansion opportunities up to 100,000 sf, providing the chance for a tenant to grow in a prominent location while taking advantage of a highly competitive rate,” says Foster.

The space, which is available in February 2002, includes individually controlled HVAC, training facilities and a dedicated loading area, according to Foster. The asset is located just off a four-way interchange of I-80.
