DENTON, TX-A Texas limited partnership, just signing its second tenant, has started site work on an 18,440-sf retail center along Denton’s Loop 288. The Great Lakes shopping center, including its 78,644-sf tract, is valued at $2.6 million.

Seattle-based Car Toys Inc. has reserved a 6,000-sf inline spot for its first Denton store. The signing comes on the heels of a 1,500-sf lease for Sprint Communications, Mark Hajdu, senior vice president of Dallas’ Henry S. Miller Commercial retail division, tells GlobeSt.com.

The Great Lakes center will deliver in August or September. Hajdu says he will have a clearer idea after ICSC as to when more retailers will be signing. But, make no mistake, there are a good number of proposals already out. Hajdu is being assisted by associate Ryan Hamilton in the marketing effort.

GSBS Battenhorst of Dallas is the architect. Pyramid Building Co., also a Dallas-based firm, is the general contractor.

The owner targets smaller markets surrounding Wal-Mart stores, according to Hajdu. Its other holdings are in Wichita Falls and other smaller North Texas markets. Hajdu is optimistic Great Lakes, positioned near Triangle Mall, will be close to 100% lease-up before the ribbon is cut.

Greg Bracci of Dallas-based Staubach Co. is Car Toys’ representative for its Dallas-Fort Worth deals. The retailer, founded 16 years ago, has spent the past year chasing and signing metroplex sites for its expansion plan in the Southwest US. Car Toys is the largest car-audio chain in the Pacific Northwest.
