DALLAS-The Dallas-Fort Worth brokers have been showing the sites and cutting the deals, closing off more than 68,000 sf in six retail, office flex and industrial locations around the metroplex.

Jerry Reis of Property Advisers Realty Inc. closed the largest deal in the stack, renewing the Scottsdale, AZ-based Discount Tire Direct to its spot in Trinity West Business Park in Grand Prairie. Reis also finessed the tenant’s expansion from 38,400 sf to 51,200 sf in the two-building, 140,000-sf complex. Discount Tire Direct has been a tenant since 1998.

The retailer used an in-house rep to bargain the renewal and expansion while Reis represented the building owner, O.M.O. Investment Co. of California.

Discount Tire Direct moved in to the extra space as soon as the deal was finalized. It occupied space last held by US Plywood, GlobeSt.com is told.

Berkeley Fabric and Upholstery, a start-up business, set up shop in 5,719 sf of retail space at 2001 Midway in Carrollton. The tenant signed for the long term in a 57,830-sf quasi-retail structure. Helen Hudson and Kacy Jones, both of Dallas-based TIG Real Estate Services represented the building owner, Dallas Industrial Portfolio LP. The tenant brokered its side of the deal.

Dallas’ Pavilion West Shopping Center at 7632 Campbell Rd. is getting a Dallas Kosher Pizza in an 1,800-sf inline spot. Ryan Hamilton of Henry S. Miller Commercial in Dallas bargained the pact for the tenant while Mike Cagle of the John Bowles Co. in Dallas handled negotiations for the building owner, Pavilion West Ltd.

In Fort Worth, First Cash Financial Services is working on finish-out for a 1,530-sf spot in the Alta Mesa Shopping Center, a newly remodeled complex anchored by Kroger and Kmart. Jason Miller of Property Advisers Realty represented the building owner while the tenant acted on its own behalf.

Leases for office flex and industrial space put Promotion Expo into 2,883 sf at Dallas’ Sandhill Business Center and Cattleman’s Remodeling into 5,000 sf in at 1901 S. Great Southwest Blvd. in Grand Prairie. Promotion Expo moves in this week, according to Property Realty’s Miller, who was the sole broker on the deal. Henry S. Miller Commercial’s Michelle Hudson, senior vice president, and Troy Moore, an associate, brokered the lease.

In an out-of-state retail pact, Fort Worth’s Woodmont Co. closed a 22,300-sf pad site, part of a 140,000-sf tract, for a Sonic Drive-In restaurant at Pecanland Commons along Interstate 10 in Monroe, LA. Woodmont associates Greg Rabin and Jack Swartz along with David Hardesty of Hardesty Realty Group brokered the transaction. Sonic has started site work in anticipation of an October opening.
