BOSTON-The Boston Redevelopment Authority has approved the re-zoning of the Chestnut Hill Waterworks site, which will allow for future development and preservation of the site. The approval enables the state’s Division of Capital Asset Management to move forward with a Request for Proposals for development on the site.

The zoning change will limit development to the 1.5-acre site known as the Pipeyard section, a paved portion of the site that once accommodated a building. Revised zoning will allow a maximum of 156,000 sf with a 75-foot height limit. As part of any future project, a developer will have to address renovation and reuse of the high service building, operations center and low service building and the preservation of the site’s landscape.

The planning process for the renovation of the complex has been in the works for 12 years. A disposition plan was done two years ago that resulted in a reuse guideline for the existing structures.

The Waterworks site was zoned as open space but the Massachusetts Water Resources Authority vacated the complex and the Department of Capital Asset Management determined that a zoning change was necessary in order to put the site out for disposition and development.

Current zoning would not have allowed for the reuse of the existing waterworks buildings or for the construction of new buildings. The new zoning designation will allow for compatible uses on the site, identified in the reuse plan, such as residential, office, hotel and retail.
