BREA, CA-A Brea industrial facility has been snatched up by an LLC in a deal valued at $2.3 million.

The five-unit building is located at 2951 Saturn St. Encompassing 31,863 sf, it was 100% occupied at the time of sale.

Jim deRegt of the Newport Beach office of Lee & Associates Commercial Real Estate Services Inc. acted on behalf of the seller, Harold Neibling. The seller, Saturn Partnership LLC, was represented by Chris Migliori of Daum Commercial Real Estate Services’ Anaheim office.

The county’s industrial market will probably see an increase in deals in the coming months, as a Chapman University report says the region’s manufacturing sector has entered into recovery mode. The university’s Composite Index, which is used to measure manufacturing activity in the county, jumped sharply from 35.6 in the fourth quarter of 2001 to 56.3 in the first quarter of 2002. These figures signal the end of a recession and the start of a recovery, as any value of more than 50 indicates growth for the sector.
