DENVER-Atlanta-based Wells Real Estate Investment Trust has paid $21.06 million for the 108,240-sf building at 750 S. Richfield St. The seller was New Jersey-based Mack-Cali.

The class-A building is 100% occupied by TRW Inc. TRW’s lease runs through September of 2007.

The property is about 10 miles from the Denver International Airport and about 15 miles northeast of Downtown Denver. Constructed in 1997, the three-story building includes tinted insulated windows and on-site tilt-up concrete wall panels with a fireproof steelframe.

TRW ranks No. 285 on Fortune Magazine’s Global 500 list of the world’s largest companies. Wells REIT believes TRW has the financial strength to maintain its lease agreement, which should enable it to continue to pay attractive dividends, the company says.
