DENVER-Forest City Stapleton has hired the Denver-based Frederick Ross Co. to manage the 740,000-sf Quebec Square at the former international airport, the site of the nation’s largest infill project. Quebec Square is anchored by Home Depot, Wal-Mart and Sam’s Club.

Ross will manage more than 35 national regional stores and restaurants at Quebec Street and Smith Road, north of the United Airlines Training Center, where pilots from throughout the world are trained on simulators.

“Ross is thrilled to have been awarded the management of this center. It is very gratifying to receive Forest City’s first contract,” says Gary Bush senior vice president with Ross. ”Adding properties of this nature continues to enhance our portfolio.”

Tim Gonerka, senior real estate property manager with Frederick Ross Company, will be heading up the property management of Quebec Square.

“We are pleased to be part of the project and the opportunity to bring these quality tenants to this community,” Gonerka says. “Ross’ philosophy is to make Quebec Square a very high-profile asset for the city and Forest City Stapleton. We will find ways to compose the retail center as part of the neighborhood and build bridges to neighboring communities by utilizing its location.”

The importance of bringing retailers to this part of the community meets a long pent-up need within the core city to offer hardware and discount merchandise, Gonerka says. The retail piece adds credibility to the Stapleton redevelopment as a full residential plan, and offers a strong tax base with a simple convenience for the residence and the core of Denver, he notes.

The pace of the $4-billion redevelopment of Stapleton has increased dramatically since Forest City took title to its first 270-acre parcel of land in May.

With the completion of most of the below-grade infrastructure required for Quebec Square, streets and parking lots are being paved and vertical construction of the Home Depot store at the corner of Smith Road and Quebec is now visible.
