IRVING, TX-A 129,000-sf warehouse in Irving lands two tenants for a combined 61,169, with one already talking about boosting its space another 20,000 sf or 30,000 sf. Persimmon Trail Venture, a group of Dallas-Fort Worth investors, owns the holding, which has been sitting empty at 2100 Union Bower Rd. near Texas Stadium.

Arbor Contract Carpet Inc. and the Salesmanship Club of Dallas have moved into 41,645 sf and 19,524 sf, respectively. Arbor Contract Carpet relocated warehouse and corporate offices from nearby Century Boulevard, pushing an expansion with the move.

Arbor says it needs even more space to accommodate its nine-state network, Al Shannon of Dallas-based Henry S. Miller Commercial tells GlobeSt.com. Arbor also has Texas operations in Austin, Houston and Waco. Other operational hubs are situated in Atlanta, Phoenix, Denver, San Diego, Charlotte, NC, San Jose, CA and Jacksonville and Orlando, FL.

Shannon represents the building owner, who is seeking $2.25 per sf triple net for the industrial space. David Hicks of Bradford Commercial Realty Corp. in Dallas brokered the lease on the tenant’s behalf.

In a relocation from the Oak Cliff area, the Salesmanship Club slid its equipment into the warehouse space. Al Hildreth of Hildreth Properties of Dallas negotiated the terms for the tenant.
