CHICAGO-The Building Owners and Managers Association’s 95th convention returned to the city where it was born, and bestowed a top honor on one of Chicago’s distinct office towers. However, The Office Building of the Year and Earth awards Tuesday night were dedicated to New York City’s World Trade Center, and special awards were handed out to two women who played key roles during the Sept. 11 terrorist attacks.

TIAA Realty, Inc’s 1.3-million-sf tower at 311 S. Wacker Dr., the world’s largest reinforced concrete building, won the TOBY for buildings over 1 million sf. The 65-story building with a crown that bears a resemblance to the rook on a chess board was designed by Kohn Pederson Fox Associates and is managed by Insignia/ESG, Inc.

The SunAmerica Center in Century City, CA took the TOBY for buildings 500,000 sf to 1 million sf. Chicago-based Equity Office Properties Trust manages the building owned by 1999 Stars, LLC and designed by Johnson, Fain &.Pereira.

East Skelly LLC’s building at 1555 Poydras in New Orleans took honors among seven entrants for the 250,000-sf to 499,999-sf category. Jones Lang LaSalle manages the 22-story building designed by Hebelsen Associates Inc. and Howard Montgomery Steger Performance Architecture.

Equity Office Properties Trust also owns and manages Metropoint II in Denver, which won the TOBY for 100,000-sf to 249,999-sf buildings. Michael Barber Architecture designed the building.

The Waterloo City Centre in Waterloo, ON was one of two Canadian winners, capturing the TOBY for buildings under 100,000 sf. S&R Asset Management oversees the property, designed by Crang & Boake Inc., for the city.

Hillwood’s Alliance in Fort Worth, TX won the industrial office parks TOBY.

The mixed-use Inverness Center in Birmingham, AL won the suburban office parks mid-rise TOBY. Taylor & Mathis, Inc. manages the building, designed by Barrett & Associates, for Metropolitan Life Insurance Co..

In the suburban office parks low-rise category, the TOBY went to AGB Twenty-five LLC’s 4411 The 25 Way in Albuquerque, NM. Canyon Gate Real Estate Services manages the property designed by Decker/Perich/Sabatini.

The Texas State Capitol and Extension beat out five finalists among government buildings.

For medical office buildings, the TOBY went to Baptist Medical Arts Building East Tower in Miami, FL.

The 670,000-sf Samsung Life Insurance headquarters building in Seoul, Korea emerged from a field of seven vying for the TOBY for corporate facilities.

Walton Exchange Investors II, LLC’s Exchange Building in Seattle won the historical buildings TOBY. Trammell Crow Co. manages the building designed by John Graham, Sr.

Seven renovation projects were up for a TOBY, which went to One Hudson Square in New York owned by the Parish of Trinity Church. Ely Jacques Kahn designed the original building while Rosen Johnson Associates did the renovation.

The other Canadian TOBY winner was Standard Life Assurance Co.’s Canada Post Place in Ottawa, ON, which won an Earth award.
