DALLAS-The deed’s transferred and the asbestos abatement is ready to start on a 28-year-old building at 121 La Paz Dr., bought from the South Dallas Development Corp. The abatement drove a good deal and delivered a selling price far below the $700,000 price tag for buyer, Erect-A-Line, says the broker.

The abatement work should be done in time for an Aug. 1 move from 6361 Singleton Blvd. in August, GlobeSt.com is told. Erect-A-Line spent six months searching the Dallas-Fort Worth market, primarily confining its search to the south and southeast sectors, says Nathan Denton of Dallas-based Henry S. Miller Commercial. The 36,000-sf acquisition provides nearly three times the space for the company, a manufacturer of stringline and concrete curb and paving accessories.

The structure was vacant at sale time. The building, situated on two acres, is getting a new roof and new office along with the abatement.

Denton says the property was on the market at least a year due to its asbestos problems. Erect-A-Line’s decision to cover the cost pushed the deal to the closing table. The Dallas County Appraisal District has put the holding’s 2002 assessment at $880,910.

In another industrial deal, Creative Fulfillment has moved into 20,210 sf of warehouse space at 10777 Shady Trail in Dallas. The space has been leased for the short term as additional storage for its nearby main operation. Denton represented the tenant and Corbin Crews of Insignia/ESG negotiated for the building owner, A1 Freeman, the site’s primary occupant.
