SAN DIEGO-The Automobile Club of Southern California has hired a partnership headed by office furniture maker Steelcase Inc. to develop a 28,000-sf San Diego district office building.

Workstage LLC, which specializes in “100% turnkey” pre-engineered office and school buildings, will make its California debut in building the two-story Spanish-style office building to be located in Hotel Circle. Jeff Woolf and Allan Seelig of Cushman & Wakefield represent the Grand Rapids, MI-based firm in California and nine other western states. The parties would not disclose the terms of the deal.

The building, scheduled for completion in March, will house the Auto Club’s San Diego district office on the first floor. The club will market the second floor to tenants, according to Seelig.

Jeff Prokop, Auto Club vice president of administration, says Workstage offers a cost-efficient “speed-to-market” alternative to conventional construction.

In addition to Steelcase, Workstage includes real estate firms The Gale Company and Morgan Stanley Real Estate Funds. The company’s process saves as much as 40% in construction time and cuts 10% to 25% of the costs of conventional construction methods, according to Seelig.

Formed two years ago, Workstage is developing more than 1.2 million sf of office and school buildings throughout the United States. Other clients include Cox Communications, Charter Communications, the Detroit Public Schools, First Data Corp. and Universal Compression Corp.The company works with outside architectural firms to create building designs. Customers choose from an engineered “kit” that offers a variety of systems at different costs and levels of service.

All buildings are fully automated for power, lighting and data transmission. Because of its association with Steelcase, one of the nation’s largest office furniture makers, Workstage also provides office furnishings.
