FRAMINGHAM, MA-Rezone it and they will come. At least that was the town’s plan when it rezoned its downtown district for mixed use developments to bring in residential projects and it seems to be working. Two preliminary proposals have come before the planning board that could bring up to 277 units to the area.

One developer wants to redevelop a retail and office building on Concord St, known as The Arcade, into a 250 unit residential complex with retail on the first floor. Also on Concord St. next to this building, a developer wants to put in 24 to 27 residential units with retail space on the bottom floor in what is known as the Kendall Building.

“The town rezoned in November of 2000 as a downtown revitalization tool,” Kathy Bartolini, the town’s director of planning and economic development, tells GlobeSt.com. “We wanted residents in the upper stories and we wanted to play off this area’s close proximity to the MBTA and Amtrak.”

Framingham Acquisition, which is developing The Arcade, also owns the site behind that building. As part of its proposal, it wants to develop a multi-storied parking garage on the site for both buildings to meet their parking requirements in order to get help in the financing of the garage project.

Bartolini notes that both proposals are preliminary but she stresses that “the planning board is excited with them. We want to work with both developers to make these projects reality.
