SAN DIEGO-A limited partnership has purchased a 21,400-sf office building in Scripps Ranch for just under $3 million.

Bieri/Avis VI LTD bought the office building located at 10065 Old Grove Road from ESU Partners. The building has a single tenant, NuVasive Inc., which is developing and manufacturing laproscopic devices for spinal surgery.

The building, constructed in 1980, is within the first phase of the Scripps Ranch Business Park. Over the last two years, the building has been completely refurbished, according to BRE Commercial/NAI, which handled the transaction.Chris Hobson and Bill Haines of BRE Commercial/NAI represented both parties. Two and a half years ago, Hobson and Haines represented NuVasive when it moved to the building.

The lower-cost Scripps Ranch and Poway office submarkets have benefited over the last year as tenants such as computer maker Gateway Inc. have fled higher-priced enclaves along the coast like Del Mar, Sorrenta Mesa and La Jolla
