Kling Square in Birmingham Suburb Sells for $57 per SF

ATLANTA-Jon Kling, longtime owner of Kling Square, a 16,500-sf, two-story office building in Hoover, AL outside of Birmingham, has sold the building to local entrepreneur Don Johnson of Retirement Services of the South for $950,000 or $57 per sf. Johnson moved his nine-person firm into 3,200 sf at the site.

Kling keeps his own financial planning business there in a shared space with Truitt and Tingle, a locally based accounting firm and existing tenant, which expands from 2,200 sf to 3,400-sf.

Johnson’s firm and Truitt and Tingle’s expansion take the property to 100% occupancy. Other tenants include a distribution office of The Birmingham News and offices of a local landscape management company.

Ira Levine of Birmingham, AL-based Levine Diamond and Associates Commercial Real Estate, brokered the deal. Kling Square is at the intersection of Lorna and Old Rocky Ridge Roads in the Birmingham suburb.
