MCLEAN, VA-Despite the downturn in tech start-ups, regional demand for temporary, turnkey office suites continues as short-term office space provider Teqcorner gets four new tenants in its 32,000-sf building at 1616 Anderson Road. Teleworld Solutions, Emerge Financial Corporation Opus Plus and iPrime Group LLC have each committed to offices ranging from 400-700 sf in size.

Teqcorner specializes in providing operational office space for short-term periods to start-up and high-growth companies looking for homes from 100 sf to 2,600 sf that are already up and running. Space in the building, which comes fully furnished and stocked with a range of amenities from meeting rooms to concierge services, is available for a minimum three-month period to a maximum two years. Teqcorner spokesperson Shannon Sullivan of Merritt Group Inc. tells GlobeSt.com the building is currently between 70% and 80% occupied. The terms of the occupants’ deals are not being released but building leasing rates are charged per month, not per-sf, and vary depending on the number of office occupants, equipment needs and length of lease. For example, one of Teqcorner’s tenants is a four-person operation that leases a 1,200-sf space for $3,000 a month.

“Despite the current commercial real estate glut in the area, Teqcorner remains competitive because of our short-term lease flexibility and our ability to offer more than just the typical landlord-tenant relationship,” Teqcorner site manager Rachel Chegini says. “Our hands-on management team and unique office community attract companies looking for a space that offers everything they need to become operational the day they move in.” Teqcorner’s first occupant was the Bush-Cheney Transition Team, which leased space in the building in December 2000.
