DALLAS-Two warehouse tenants are fine-tuning moving plans into an aggregate 125,588 sf at separate properties in the Dallas-Fort Worth metroplex.

This month, Kiva Designs heads into 30,683 sf at 5131 Mercantile Row in Dallas. The company is consolidating two office and warehouse locations in the relocation from the Arlington suburb to its metropolitan neighbor to the east, Michelle Hudson of Henry S. Miller Commercial in Dallas tells GlobeSt.com. Kiva is taking over space relinquished by the owner of the 51,000-sf industrial building. Building owner Don-Mar Joint Venture used the spot for its roofing company.

Kiva is a designer and importer of pottery and clothing for retailers such as Home Depot and Wal-Mart. Kiva contacted Hudson, the owner’s rep, about another Dallas building and she steered it to a better fit for its distribution needs. Kiva did not use a broker to negotiate terms for mid-1970s product.

Come Oct. 1, Sears Logistics Services takes the keys to a 94,905-sf spot in a 356,530-sf building at 601 Westport Parkway in Grapevine. The operation is relocating from distribution sites in Garland and Grand Prairie. It will share space with Panalpina Inc. and Corinthian Industries, with 40% of the structure still up for grabs.

The Atlanta-based Oakmont Industrial Group, the building owner, has Dave Anderson of CB Richard Ellis Inc.’s Dallas office leasing the two-building project, totaling 458,980 sf, that’s near the Dallas-Fort Worth International Airport. Jay Lorch, also of CBRE’s Dallas team, represented Sears Logistics Services in the long-term lease talks.
