ARLINGTON, TX-The Arlington Orthopedic Associates, through its brokers, has assembled 2.6 acres and has another two under contract to build a 40,000-sf medical office building. The estimated $7-million project represents the first non-hospital supported facility of its size and type to rise in quite some time in the City of Arlington.

Ground will break by year’s end on the two-story design. The orthopedic group, comprised of 16 physicians, will own the building. IDI Development of Fort Worth will steer the project to fruition. Plans are being drawn up for submission to the city.

The newly acquired 2.6-acre tract was owned by two private investors. The under-contract parcel, earmarked for surface parking, also is owned by a private investor. Situated in the South Arlington Medical District, the site at the intersection of Matlock Road and Teri Lynn Parkway conveniently abuts a day surgery.

Gary Walker, president of SCM Real Estate Services in Arlington, tells GlobeSt.com that he and broker Nell Council have spent the last three years working with the group to plot its expansion. Options were reviewed, scrapped and renewed before the build-to-suit won the needed nods.

“It’s going to be a landmark building in town,” John Wagner, the group’s chief administrative officer, said in a prepared statement. The building will contain an imaging center, rehabilitation area and business offices.

Arlington Orthopedic Associates currently is operating out of three main offices and two satellite offices. Walker says none of the office space will be leased to outsiders.

“It’s a big project,” Walker says. “There’s not a lot of new construction of that size out here.
