Tech Firm Signs 26,880-SF Office Lease at Avalon Ridge

ATLANTA-Locally based Symbiat Services, formerly Multi-User Solutions, signs a six-year lease for 26,880 sf 4920 Avalon Ridge Parkway in the Avalon Ridge Office Park. The park is in the Peachtree Corners submarket of Atlanta in nearby Norcross, GA.

The 59,400-sf building, owned by Birmingham, AL-based Harbert Realty Services, is 90% occupied. On condition of anonymity, a broker familiar with the property tells GlobeSt.com the aggregate value of the lease is $1.2 million or about $7.44 per sf.

Dan Granot, senior managing director, and Jay Dowlen, managing director of the local office of New York-based Insignia/ESG represented the tenant. Dave Watson, first vice president of the Atlanta office of Los Angeles-based CB Richard Ellis Inc., represented the owner.In a printed statement, Granot says, “Due to the current soft market conditions, we ere able to negotiate a very favorable deal in a short period of time.”

Symbiat Services is a subsidiary of locally based Symbiat, Inc., formerly Computone Corp. It provides hardware maintenance, system support and integration, and logistics management to customers of turnkey software vendors nationwide.
