TROPHY CLUB, TX-Trophy Club Council has given its blessing to a $23-million medical campus, including a short-stay hospital, that will go up on eight acres, sans municipal incentives.

The Dallas-based Cirrus Group will break ground in the fall and deliver the 125,000-sf complex a year later. Cirrus was relatively hushed about its plans when it acquired the land in early June. Now, it’s time to talk about the two-building Trophy Club Medical Plaza.

Cirrus Health, an affiliate of the developer, will own and operate the 60,000-sf hospital component and the abutting 65,000-sf medical office building designed for 65 to 70 physicians.

Since the site acquisition, the developer has boosted the pre-leased space to about 70%, Bill Hutchison, Cirrus Group president, tells GlobeSt.com. The privately funded Trophy Club project, the largest in the Cirrus network, will include a 200-bed hospital component with six operating rooms and four procedure rooms. The office building will contain an 18,000-sf oncology center, wellness center and diagnostic imaging center. To date, doctors have reserved about 15,000 sf of office space. GSR-Andrade of Dallas is the architect.

Cirrus has been rolling out medical centers in Dallas-Fort Worth for more than a year, using a “vertically integrated” platform so patients can one-stop shop from the first visit through rehabilitation. The location at Texas 114 brings medical services to the doorsteps of residents in the Northeast Tarrant County suburbs such as Southlake, H-E-B (Hurst, Euless, Bedford) and the AllianceTexas multiple municipality consortium. “We’ve had a tremendous response from the politicians and the community,” Hutchison says.

Cirrus Health owns six surgery centers, four of which are in Texas. The developer keys in on upper-income, fast-growing areas, such as its Park Cities Surgery Center, which opens in the fall.
