ORLANDO-Anticipating a major population surge over the next 10 years in south Lake County, Miami-based Lennar Homes is asking Clermont, FL city officials to approve the addition of 1,425 homes to its two existing communities.

Total home count after the additions: 4,634. Clermont city proper has a permanent population of 16,034.

Elected officials in Clermont expected Lennar to request only sewer service to the homes. Now they are pondering how to cope with the builder’s new growth plans.

Lennar already has tentative approval from Lake County for a 225-unit addition of single family and townhomes at its 404-acre, 609-unit Legends subdivision on 65 acres along Lake Louisa. The builder now wants an OK for another 1,200 units at its 900-acre Kings Ridge retirement community near U.S. 27.

Lennar and city officials couldn’t be reached at GlobeSt.com’s publication deadline. But city staffers familiar with Lennar’s proposals in the past tell GlobeSt.com on condition of anonymity the builder plans to buy 450 acres of sand-mine property just east of Kings Ridge, already approved for 2,600 homes.

With its existing ownership of 1,304 acres and the planned purchase of the 450 acres, Lennar would be one of the largest landowners and corporate taxpayers in Lake County with a total 1,754 acres, according to country real estate records.

Lennar’s residential and industrial expansion plans are expected to run up against the usual opposition from local activist and environmental groups, area brokers tell GlobeSt.com.
