SAN DIEGO, CA-A family trust has sold three industrial condominiums and acquired a fourth industrial property in four separate 1031 tax deferred exchanges worth more than $3 million combined. All four properties are located in the South County area of San Diego.

Three separate buyers have acquired the industrial condominiums, which the Hambalko Family Trust has sold for nearly $1.4 million combined. Chung and Young Lee have purchased the largest of the three condominiums, a 10,400-sf property located at 3025 Beyer Blvd. The buyers, who were represented by Jeff Taich of JT Realty, have paid $619,000 for the property, known as condominium #105. Charles Adolphe and Rudy Mendoza of Burnham Real Estate Services acted on behalf of the Hambalko Family Trust, which it also represented in the other two condominium sales.

The same Burnham duo also acted on behalf of the buyers in those two transactions, which involved a 7,192-sf condominium and a 6,076-sf condominium. The 7,192-sf property, known as condominium #104, stands at 3065 Beyer Blvd. It has been purchased by Enrique Espinoza, who has paid $424,328 for it. NAM Ministries has acquired the 6,076-sf condominium, which is also located at 3065 Beyer Blvd. Known as condominium #102, it has been purchased for $335,000.

Meanwhile, the Hambalko Family Trust has shelled out $1.7 million for a 26,215-sf industrial building that stands at 7569 Bristow Court in Britannia Corporate Center. Adolphe acted on behalf of the trust in this transaction. The seller, Britannia Corporate Center LLC, was represented by Louay Alsadek and Darren Mullins of BRE Commercial/NAI.
