CHINO, CA-Developer Opus West will build two industrial projects here totaling about 900,000 sf of speculative space for sale or lease on two 20-acre parcels about five miles apart.

Paul Marshall, a senior vice president at Opus, tells GlobeSt.com that the projects will be called Opus North Chino and Opus South Chino and will be built on recently acquired land in the city. Opus North will be at the corner of Mountain and Edison avenues, while Opus South Chino will be at Euclid and Kimball avenues.

Marshall tells GlobeSt.com that Opus North Chino will be 411,000 sf in 10 buildings in two phases. Nine of the buildings, ranging in size from 16,000 to 41,000 sf, will be designed for light manufacturing, assembly and warehousing. An additional building is planned for 180,000 sf of distribution space.

The South Chino project will be a two building development in what Marshall describes as a “newer, emerging part of Chino.” It will feature two buildings, one of 230,000 sf and one 270,000 sf, designed for warehousing, distribution and light manufacturing.

Construction is scheduled to begin in the fourth quarter this year on the Chino North development and in early 2003 on the Chino South project, with each expected to be completed about six months after the start of construction. Opus is acting as the general contractor on both, with Opus Architects & Engineers designing both. Ryerson Duff Architects is also involved in the design of the Opus North project.

Opus West will start construction on approximately 2.1 million sf of industrial space in the Inland Empire in 2003, making the company one of the largest developers in the region.
