BEVERLY HILLS, CA-Owners of the high-profile former headquarters of Global Crossing are offering the bankrupt company’s 100,000-sf building for sale or for lease, according to Cushman & Wakefield brokers recently assigned to market the property.

Martin Morgenstern of C&W tells GlobeSt.com that North Crescent Realty, the Los Angeles-based owner of the property, tapped the brokerage last week to offer the property for sale or lease.

“We’re marketing it without an asking price because this is a unique, one-of-a-kind property,” says Morgenstern, who is listing agent on the building at 360 N. Crescent Drive in the Beverly Hills “Golden Triangle,” along with partner Michael DeSantis.

The former Global headquarters was designed and built for Music Corporation of America (MCA) in 1938 and is known as a Los Angeles landmark. It is part of a two-building complex called North Crescent Plaza that was designed by prominent architect Paul Williams. The other building, formerly the home of Litton Industries, is a 24,000-sf structure at 9370 Santa Monica Blvd. that was completed in 1963 and is 100% occupied. The complex includes a parking structure at 375N. Crescent Drive. Morgenstern says a 1999 renovation restored the property to its original architectural look and added all-new building systems, including fiber-optic wiring, plus an on-site cafeteria and a gym.

Although Morgenstern tells GlobeSt.com that the owners would consider leasing the larger building, he says much of the interest in the property has been from prospective buyers.

“There has been a significant amount of off-market interest in the property, ranging from corporate users to international investors to local high-net-worth entrepreneurs to someone who thought it might make a high-end boutique hotel,” he tells GlobeSt.com. “Whether it turns out to be a sale or a lease just depends on what kind of interest we get.”
