ROCHESTER HILLS, MI-Beztak Land Co. is building a 144-unit senior apartment facility on about 12 acres in Rochester Hills, thanks in part to the city’s recent permissionto alter building plans. The city agreed to a change in the unit mix from 76 one-bedroom units and 68 two-bedroom units to 94 one-bedroom units and 50 two-bedroom units.

The unit mix had been set from an Aug. 7 consent judgment in court, granting Spectrum Properties Inc. the right to develop the complex as a senior congregate care facility. Spectrum has entered an agreement to sell the land to Beztak.

The company asked for the recent change to lower the parking space requirement. City code requires one parking space for every bed of senior housing.

The development is going up on two vacant parcels of land off of Nawakwa Drive, near the intersection of Rochester Road and M-59.

Spectrum wanted to build a restaurant and hotel on the property, but was prohibited by the city’s residential zoning. The two parties agreed to the consent judgment to avoid a long court fight.
