LOS ANGELES, CA-The Chicago-based architectural and design firm Perkins & Will has signed a 10-year lease to occupy 34,000 sf at 617 W. Seventh St. in downtown Los Angeles, where the firm will consolidate offices from Santa Monica and Pasadena.

Terms of the deal were not disclosed, but Perkins & Will is believed to have signed for approximately $7 million for the term of the lease.

The company, which has 11 offices worldwide, will consolidate its Southern California offices into recently renovated space at the Seventh Street building, according to Cushman & Wakefield, which brokered the deal. C&W’s Todd Anderson and Norm Mitchell represented the landlord, Hiro Real Estate Co., while Perkins & Will was represented by the C&W team of Carl Muhlstein, Ted Simpson and Andrew Goodman.

The brokers say Perkins & Will will occupy three floors of the 12-story, 218,000-sf building. The architectural firm is expected to move into the offices by the end of the year.

C&W says the Seventh Street building has attracted a number of design and creative tenants recently, including Wirt Design Group and LTD Internet Inc.

Wirt, a Pasadena-based interior design firm, relocated to downtown Los Angeles after signing a lease for 5,000 sf on the building’s third floor, with Andrew Feola of C&W representing Wirt. LTD Internet Inc. signed for 2,500 sf on the third floor and was represented by Anderson and Mitchell. Other design and creative firms to locate in the building in the past year included Altoon & Porter, DMJMH+N and Zimmer Gunsul Frasca Partnership.

The 617 W. Seventh St. building was originally constructed in 1928 as the headquarters of the Union Oil Co. The building was completely renovated in 2001 by Hiro Real Estate to include broadband lines, mechanical and electrical infrastructure, a second-floor shared tenant recreation lounge, and pre-wired, internet-ready conference and presentation facilities.
