FLORHAM PARK, NJ-Transaction velocity might be the pits right now in the office sector in the Garden State, and elsewhere in the country for that matter, but industrial velocity is showing “continued strength in New Jersey,” according to Mitch Katz, vice president in Trammell Crow Co.’s regional office here. As evidence of that trend, the TCC exec points to more than 310,000 sf in recent industrial lease signings by the company in New Jersey.

In the largest of the recent transactions, Georgeson Shareholder Communications took a total of 104,418 sf at 219 Murray Hill Parkway in Murray Hill, NJ. The international company, which specializes in shareholder response, mergers and acquisitions, debt restructuring and call center management, is using the space for printing, distribution and mailing.

In other recent deals in New Jersey, Cantar/Polyair, which makes and distributes packaging materials and pool supplies, took 75,000 sf at 495 Meadow Lane in Carlstadt; Howard Press signed on for 45,560 sf at 1026 W. Elizabeth Ave. in Linden; Prestige Management Services leased 25,000 sf at 2 Lethbridge Plaza in Mahwah; Cadent, a Massachusetts-based online services company, leased 24,000 sf at 640 Gotham Parkway in Carlstadt; Tony Jones Apparel leased 20,000 sf at 350 Gotham Parkway in Carlstadt; and Circuit City Stores took 12,150 sf at 136-158 Paris St. in Newark.

Additional leases were signed recently by Fastenal at 1026 W. Elizabeth Ave. in Linden, and by Garden State Laundry at the same location. Trammell Crow Co. represented the owner of each property, AMB Property Corp. of San Francisco and Boston, in each of the transactions.
