PHOENIX-A commercial printing firm has signed a $1.2-million deal on a West Phoenix industrial building by taking advantage of a lease-purchase option to get the parking, heavy power and space it needs.

The 63,460-sf building at 4002 N. 36th Ave. will be occupied by Ad-Print Inc., which leased the building earlier this year with an option to purchase.

Rob Stephens of Cushman & Wakefield of Arizona Inc., tells GlobeSt.com that seller Whalen, Long & Shapiro of Long Beach, CA converted the structure from a furniture manufacturing plant, adding about 4,000 sf of office space, new roof and other renovations before selling it to Atilla’s LLC, led by Ad-Print owner Attila Veras.

“The sellers really wanted to lease the building,” said Stephens, who represented Whalen, Long & Shapiro in the transaction, “but (Veras) has million of dollars in machinery in there and didn’t want to be in there without having the option to buy.
