DENVER-The third quarter was another tough three months for the Denver metro area office market, according to a Trammell Crow report. The report shows the direct rate was up almost a point to 15.8%, while the overall rate increased slightly to 21.4% from 21.0%.

The metro area’s class-A direct vacancy rate increased to 17.5% from 16.8%, while the class-B vacancy rate climbed to 15.5% from 14.5%. In addition, seven of the nine submarkets reported increased direct vacancy rates.

The Boulder County and Northwest submarkets both held steady at 25.7% and 24.7%, respectively and the CBD posted a slight increase at 10.2%, up from 10.1%.

The Aurora and Southwest submarkets posted the largest increases in direct vacancy, with Aurora’s rate increasing to 19.7% from 17.3% and a spike to 14.7% from 12.4% in the Southwest. No submarkets enjoyed decreased direct vacancy.

The Boulder County submarket posted the highest direct vacancy rate at 25.7%, followed by Northwest at 24.7%. These submarkets also reported the highest overall vacancy rates with the Northwest at 38.1% and Boulder at 29.4%.
