WILMINGTON, MA-Financing was secured for 205 and 207 Lowell St., two buildings owned by 205 Lowell Street LLC that are being redeveloped into office space. A $14.5-million construction loan was arranged for the project from Webster Bank by Meredith & Grew’s executive vice president David M. Douvadjian and vice president Jeffrey K. Charneski of Meredith & Grew’s Finance and Capital Markets Group.

The 118,953-sf, multitenant building at 205 Lowell was built in 1958 and was recently redeveloped into office and research and development space. The building is 100% leased to the Massachusetts Department of Environmental Protection, Ion Track and Emperix. 207 Lowell is currently under construction, and will be an 83,870 sf, single-tenant, office/manufacturing/warehouse building. The building is 100% pre-leased to a single tenant, Viasys Healthcare Inc., and is being remodeled in accordance with the tenant’s specifications.

The buildings are located near Route 93 and Interstate 95 and are part of a 19-acre campus that has direct access from Lowell Street and Woburn Street. The area is a mix of office, retail, industrial and residential developments.
