LONDON-The beleaguered City of London office market could face further problems in the medium term, according to new research from the College of Estate Management at Reading University. The academics looked at how e-Commerce is driving process change among City office occupiers, and how this could change locational and space requirements in the future.

It found that 40% of businesses in the City will need less space per person in five years’ time. In addition 8% anticipate being located outside the City of London and its fringes in five years’ time.

And it is the big occupiers that are most likely to leave. The survey shows larger City organisations tend to use e-Commerce technologies more widely than smaller organisations, especially in areas like customer relations, staff training and recruitment, shareholder relations and videoconferencing

Already nearly two-thirds of City companies in the survey allow staff to work from home, by providing remote access to email and files. But there are mixed views about the benefits and disadvantages of a home-working policy.

The research was funded by the Worshipful Company of Chartered Surveyors Trust.
