HOUSTON-AmWare Pallet Services LLC has inked a deal for 71,000 sf at the 650,000-sf, state-of-the-art MetroNexus Technology Center at 2525 Minimax Dr. near the Galleria in Houston. The building was specifically designed for high-tech tenants, but the tech wreck has freed up space at MetroNexus for alternative uses such as AmWare.

The brokers could not be reached by press time for comment. David Hudson in the Houston office of Dallas-based Trammell Crow Co. represented AmWare in the lease negotiations. James E. Foreman and B. Kelley Parker, both with the Houston office of Cushman & Wakefield of Texas Inc., negotiated for the building owner.

The MetroNexus Technology Center is a development of New York City-based MetroNexus, Morgan Stanley Real Estate Funds Enterprise and Macfarlan Real Estate Services of Dallas. The 30-acre facility was outfitted with a power station about a year ago, which cost more than $8 million to incorporate into the design.

The property originally was designed for high-tech tenants, boasting a 22-foot clear height, 150 pounds per sf floor loading, state-of-the-art fire suppression system and fiber connectivity. Colorado-based AmWare is a third-party provider of public warehousing, contract warehousing, pallet management, contract transportation, contract packaging and trans-loading operations. The facility has been actively marketed for some time.
