ARLINGTON, TX-Three industrial and two office tenants have gotten keys to nearly 101,900 in Arlington, Dallas, Grand Prairie and Irving.

Hood Transportation takes the largest block, 54,180 sf, in a move from North Fort Worth to the Great Southwest Industrial Park. Over the next 90 days, the tenant will consolidate operations from Houston and Irving into the single-tenant building at 400 113th St. in Arlington, says Mark Skinner, senior vice president of marketing for the Great Southwest/Tarrant County operations for Dallas-based Henry S. Miller Commercial. Lon Lloyd of Hood Transportation brokered on the company’s behalf with Skinner bargaining for the building owner, James F. Williams of Dallas-Fort Worth.

Skinner tells GlobeSt.com that the space was freed up in a termination of a lease with Saturn Fasteners, which headed back to California, and simultaneous initiation of a five-year pact with Hood Transportation.

Fontaine Modification Co. has settled into 30,350 sf of a 116,000-sf building at 3939 Irving Blvd. in Dallas’ Trinity Industrial District. Dan Spika, also of Henry S. Miller Commercial, represented the building owner, BAP Hudson Properties Ltd. Jim Nelms of Julien J. Studley Inc.’s Dallas office handled talks for the tenant, which assembles and repairs trucks.

Spika says the five-year lease practically coincided with the building’s sale to BAP Hudson, a Houston-based investor. The balance of the property is leased to Standard Waste.

Also, Dallas newcomer Marquez Bros. International has moved into 14,433 sf in a three-year commitment for 10735 Stemmons, an 84,000-sf warehouse property near Manana. The lease put a “no vacancy” sign on the building, says Meredith Gladysz of Trammell Crow Co. in Dallas. She represented the building owner, Crow Holdings Industrial Trust, in the direct deal with the San Jose, CA-based manufacturer, importer and distributor of Mexican-style products under the brand name of El Mexicano. The specialty foods operation moved into space vacated in February by Busybody Fitness.

In Grand Prairie, Tepsco LP, a pipeline and plant construction company, signed for 1,671 sf of office space at Post & Paddock Place, a multi-tenant building at 1000 Post & Paddock Rd. Theron Bryant of SCM Real Estate in Arlington brokered the deal on behalf of the owner of record, GP Post & Paddock, while the tenant represented itself.

An Irving office lease for 1,212 sf puts Brazos Logistics into its first location in Dallas-Fort Worth. The trucking brokerage company, based in Lubbock, is moving into the Metroport Office Building at 2350 Valley View Lane. Brazos Logistics bargained the terms with Beaux Riley of SCM Real Estate, who represented building owner, Freedom Park LP.
